Influencer Marketing for Real Estate: How Property Projects Use Creators in Nagpur

How builders and property projects use Instagram creators to fill site visits — which creators suit which project, what the content should show, and what to avoid.

By Syed Zeeshan Ali · Founder & Managing Director, SocialBridge

Property is one of the fastest-growing categories for creator marketing in Nagpur. Scroll the city's feeds and you will find walkthroughs of new townships, golf-facing homes, plotted developments on the city's edges and investment corridors near the new infrastructure. It works because buying a home is a decision people research for months — and increasingly, they research it on Instagram.

This guide covers how property projects can use creators well, based on the campaigns and content we see work in the city.

Why creators work for property

  • Trust. A walkthrough from someone the viewer already follows feels like a friend showing them a place, not a salesperson.
  • Explanation. A good creator can explain a location — what is nearby, how long the drive is, what the area will look like in five years — in a way a brochure cannot.
  • Reach to the right people. Different creators reach first-time buyers, upgraders, investors and NRIs. Choosing well puts the project in front of people at the right stage.
  • Content that lasts. A good walkthrough keeps working on the project's own account and in ads long after the campaign.

Matching the creator to the project

Different projects need different voices.

  • Premium and luxury homes: creators whose audience has money to spend and taste to match.
  • Mid-market and first homes: creators with large local audiences who explain value clearly.
  • Plotted developments and investment: creators who talk to business owners and investors.
  • Launch announcements: city pages, which reach a large share of Nagpur at once.

What a good property reel shows

  • The approach and the location. How you get there, what is nearby, how long it takes to reach the places people care about.
  • The actual home, not only the show flat — the view from the window, the size of the rooms, the finish.
  • The amenities people use every day, not only the ones in the brochure.
  • The price, or at least the starting price and configurations. Viewers act on numbers.
  • A clear next step: a site-visit booking link or number.

What to avoid

  • Overpromising. Creators should not make claims about returns, approvals or timelines that the builder cannot stand behind. Misleading property advertising carries real legal risk, and the creator shares it.
  • Hiding the disclosure. A hosted or paid walkthrough is an advertisement, and must be labelled clearly — see our guide to ASCI's influencer guidelines.
  • Leaving out registration details where they are required. Property advertising in Maharashtra is subject to RERA rules; make sure the project's registration details are handled correctly in any advertising.
  • Filming only renders. People want to see the real site, even if it is still under construction.

Running the campaign

  • Start with a city page or two to announce the launch.
  • Follow with two or three creator walkthroughs for different buyer types, a week or so apart.
  • Use stories for site-visit weekends, offers and deadlines.
  • Agree rights up front if you want to run the walkthroughs as ads — they are usually priced per month. See what creators cost.

Measuring it

Property campaigns should be judged on site visits and qualified leads, not likes. Give each creator a separate booking link or number, ask site staff to record how visitors heard about the project, and ask creators for their insights a week after posting.

Content formats that work for property

A single walkthrough is the obvious format, but campaigns that sell usually use several:

  • The walkthrough. The creator arrives at the gate and walks the viewer through the approach, the amenities and a finished home, talking the way they would to a friend. The backbone of most campaigns.
  • The neighbourhood tour. The school, the hospital, the market, the drive to the ring road — filmed from the project outwards. Location sells more homes than floor plans do.
  • The investor explainer. A creator who talks to business audiences explains why the area is growing — new roads, new employers — without promising returns.
  • The day-in-the-life. What a morning looks like living there: the walk, the gym, the commute. Particularly strong for townships.
  • The event. Launch days, bhoomi pujan, possession ceremonies and festival celebrations on site make natural stories and reels, and show a living community rather than a brochure.
  • The Q and A. A creator puts the questions buyers actually ask — parking, maintenance, water, possession dates — to the sales team on camera.

Reaching buyers who live elsewhere

A good share of property demand in a city like Nagpur comes from families with someone working in another city or abroad. Creators help here in a way hoardings cannot: a walkthrough can be watched from Pune, Dubai or Toronto, and forwarded to the family member who will actually visit the site.

For these campaigns, favour creators whose content travels beyond the city, ask for English or bilingual versions, and make a video-call site visit as easy to book as a physical one.

A four-week launch plan

  • Week one: announcement. City pages and one larger creator introduce the project and its location.
  • Week two: walkthroughs. Two or three creators for different buyer types, a few days apart.
  • Week three: the neighbourhood and the investment case. Tours of the surroundings and an explainer for investors.
  • Week four: urgency. Site-visit weekend stories, launch-price deadlines, and the best-performing reels run as ads, if ad rights were agreed.

Frequently asked questions

How many creators does a property launch need? Three to six is typical for a single project: one or two for reach, two or three walkthroughs for different buyers, and a city page for the announcement.

Can a creator show an under-construction site? Yes, and buyers often trust it more than renders. Be clear on camera about what is finished and what is not.

Should the price be in the reel? Wherever possible, yes — at least the starting price and configurations. Posts with prices bring fewer but far better enquiries.

Can we reuse the creator's walkthrough in our ads? Only if it is agreed in advance. Ad rights are usually priced per month on top of the reel.

If you are launching a project in Nagpur, tell us the location, configurations and the buyer you are aiming for. We will match the creators and run the campaign.
